Finding Cash Buyers Near a Property

Use Buyer Search to find flippers and landlords actively buying near your subject property.

Buyer Search finds investor buyers — flippers and landlords — who have recently purchased property near an address you specify. It is built for dispositions: enter your subject property and get back a list of proven buyers in that exact area, each with portfolio stats and contact info. You will find it at Dashboard → Buyer Search; the same lookup is available programmatically via the buyer search API.

What a buyer profile contains

  • The buyer's name and entity type, plus investor classifications (flipper, landlord).
  • Portfolio stats: properties currently owned, total acquisitions, and total dispositions.
  • Contacts — the people behind the entity, with phone numbers and email addresses.
  • Profiles served from the platform's investor database can also include phone intelligence (line type, carrier, DNC/TCPA status) and the markets the buyer is active in.

Setting up a search

  1. Target property — enter the street address, city, and state of your subject property (ZIP is optional but helps). The search centers on this address.
  2. Buyer types — choose flippers (buy, renovate, resell), landlords (buy-and-hold rental investors), or both. At least one must be selected.
  3. Search radius — from 0.1 to 10 miles around the address. Start tight (around 1 mile) in dense markets; widen in rural areas.
  4. Bought within — optionally limit to buyers who purchased in the last 1–24 months. Recent activity is the strongest signal a buyer is still acquiring.
  5. Buyer profiles — how many profiles to return, from 1 to 100. This number drives the cost, so request what you will actually work.
  6. List name — a required label that identifies this search in your history.

Data sources and pricing

Buyer profiles come from two sources, priced differently (defaults shown; your live rates appear in the dashboard):

Dashboard searches run live for maximum freshness. Through the API you can also request source: "cached" for the low-cost database, or source: "auto", which serves from the cache whenever it can fill your request and only goes live for the remainder — the cheapest way to fill large buyer lists.

How billing works

  • When you start a search, a credit hold is placed for the full requested amount (profiles requested × price per profile) — the total and your balance-after are shown before you click search.
  • If fewer buyers are found than you requested, the shortfall is automatically refunded in credits; you only pay for profiles actually delivered.
  • These automatic credit refunds are separate from money refunds — credit purchases are non-refundable per the Terms. See Credits & Billing.

Using the results

Results appear on the page as soon as the search finishes, and every search is saved to your history below the form for later download. Sort by total acquisitions or properties owned to find the most active buyers first, then work the contact info directly. If a profile has contacts but no phone numbers, run the individual through a single skip trace — or the whole list through a bulk trace — to fill in the gaps. Pairing Buyer Search with property data pulls gives you both sides of a wholesale deal: sellers to contact and buyers to assign to.
