Pulling Property Lists with Filters
Build targeted property lists with location filters, quicklists, and optional valuation and lien data.
The Data Pulling builder turns filters into a downloadable property list: choose a location, stack motivation and property filters, set how many records you want, and pull. Every record includes the property address, owner name, and owner mailing address — which makes pulled lists drop straight into bulk skip tracing. Access to the in-dashboard builder is rolling out to accounts now; the same pulls are fully available today through the property data API.
Step 1: Choose a location
Select a state (required), then narrow with any combination of counties (up to 20), cities (up to 20), and five-digit ZIP codes (up to 50). Counties, cities, and ZIPs are entered as chips — type a value and press Enter or comma to add it. Broader locations work fine; the record cap (below) controls how much you actually buy.
Step 2: Stack quicklist filters
Quicklists are one-click motivation and situation filters. Combine as many as you like — a record must match all selected quicklists:
- Absentee Owner / Owner Occupied
- High Equity / Low Equity
- Free & Clear
- Preforeclosure
- Vacant
- Corporate Owned
- Cash Buyer
- Tired Landlord
- Senior Owner
- Inherited
Two pairs are mutually exclusive — Absentee Owner vs. Owner Occupied, and High Equity vs. Low Equity — selecting one side deselects the other.
Step 3: Property characteristics
- Beds / Baths — minimum counts (1+ through 5+).
- Square feet and year built — min/max ranges.
- Estimated value ($) — a min/max range that requires the Valuation data add-on (you cannot filter on data you are not buying; the field is disabled until Valuation is checked in the pull panel).
- Property types — Single Family, Condominium, Townhouse, Multi-Family, Mobile Home, Vacant Land, and Commercial. Leave empty to include all types.
Step 4: Configure the pull
In the Pull Records panel, name your list, set the number of records (1 to 10,000 per pull), and choose which datasets each record includes:

The panel shows the live price per record, the total cost, and your balance after — those numbers are your account's actual rates, shown before you confirm. A full pull with both add-ons runs 42 credits per record at default pricing, so only include the datasets your campaign needs: skip-trace feed lists usually only need the base data, while offer analysis benefits from Valuation and Mortgage & Liens.
Step 5: Run the pull and download
- Click Pull Records. The job starts immediately; one property pull runs at a time per account.
- The job appears in the history table below with live status. When it completes, download the list as a CSV.
- To turn the list into a contact list, upload that CSV to Bulk Skip Tracing — its columns map automatically.
How billing works
- Starting a pull places a credit hold for the full requested amount (records requested × price per record).
- If fewer records match your filters than you requested, the shortfall is automatically refunded — you are only charged for records actually delivered.
- Automatic credit refunds are separate from money refunds; credit purchases are non-refundable per the Terms. See Credits & Billing.
Automating pulls
Everything above — the same filters, quicklists, datasets, and billing — is exposed through the property data API, so you can schedule recurring pulls or feed lists directly into your own pipeline. Pair pulled seller lists with Buyer Search to line up dispositions in the same market.
